Our Neighborhood

Cannon Bluff is nestled in the woods along the Occoquan River in Prince William County, Virginia, approximately 30 miles south of Washington D. C. The neighborhood consists of 236 single family homes situated on wooded lots sized between 1 and 5 acres. The property boasts a 12.5 acre park with facilities for picnicking, boating, grilling, hiking and fishing. Due to low housing densityand abundance of natural habitat, homeowners often encounter wildlife right outside their doors.

About

Cannon Bluff Park

The park is a PRIVATE recreation area exclusively for Cannon Bluff homeowners and their guests. The park is located at the end of Observer Lane. The area is equipped with a dock and boat ramp, kayak and canoe storage rack, picnic area with tables and charcoal grills. There is also a maintained hiking trail with three wooden foot bridges erected and maintained by the HOA.

The park is overseen by HOA Board Director and Park Commissioner Vern Torney & Julie Phillips.

Residents current with their dues can request their personal key to the gate by emailing Barbara Quick, HOA Board Secretary, at bquick25@icloud.com.

Lost key replacement fee is $50
